Mumbai, October 19 — Oberoi Realty Ltd’s sales bookings jumped sevenfold year-on-year to Rs 9,149.69 crore in the September quarter, powered by blockbuster demand for its first Delhi-NCR luxury housing project. The Mumbai-based developer sold 808 units during the quarter, compared with 158 in the year-ago period, according to its latest investor presentation.

Pre-sales at Oberoi Realty stood at Rs 1,299.06 crore in the corresponding quarter last year. In volume terms, sales rose to 15.83 lakh square feet from 2.5 lakh square feet. For the first six months of the fiscal, the company’s sales bookings jumped to Rs 10,199.57 crore from Rs 2,937.73 crore in the year-ago period.

Oberoi Realty Q2 Pre-Sales: Gurugram Launch Drives Sevenfold Jump

The sharp jump in pre-sales is driven by a strong foray into the Delhi-NCR residential market. On June 29, Oberoi Realty launched its first luxury housing project in Gurugram — ‘Three Sixty North’ on Golf Course Extension Road — with a total investment of Rs 6,000 crore and a revenue potential of Rs 16,000 crore. According to the presentation, the company sold 614 units for Rs 7,891.14 crore in the 14.8-acre project during the quarter, with gross bookings of approximately Rs 8,109 crore recorded at the project in July alone.

“The demand in India for real estate continues to be driven by preference for quality, brand credibility and execution, with established developers and proven delivery track records continuing to attract sustained interest,” said Vikas Oberoi, the company’s chairman and managing director.

While bookings soared, reported earnings for Oberoi Realty were muted. The developer posted a consolidated net profit of Rs 761.65 crore for the quarter ended September — a marginal 0.2 per cent increase from Rs 760.26 crore in the year-ago period. Total income fell 6 per cent to Rs 1,736.37 crore from Rs 1,844.84 crore, and revenue from operations declined 6.1 per cent year-on-year to Rs 1,670.95 crore.

Oberoi Realty Q2 Profit Flat, Rs 2 Interim Dividend Declared

Earnings before interest, tax, depreciation and amortisation (EBITDA) for the quarter stood at Rs 1,084.59 crore. On a sequential basis, net profit rose 40.1 per cent from Rs 543.51 crore in the June quarter, while revenue from operations increased 28.5 per cent from Rs 1,300.89 crore. “In the last quarter, our residential, commercial, retail and hospitality businesses continued to deliver steady performance, reflecting the strength of our diversified portfolio,” Vikas Oberoi said.

The Oberoi Realty board of directors declared a second interim dividend of Rs 2 per equity share for FY27 — equivalent to 20 per cent of the share’s Rs 10 face value. The record date is October 23, with dividend payments beginning on October 30.

Shares of Oberoi Realty closed at Rs 1,707.35 apiece on the BSE on Friday, up 0.23 per cent, as investors weighed the record pre-sales against the flat profit print. The stock has traded in a 52-week range between Rs 1,390.15 and Rs 1,985, reflecting the market’s shifting view of the real estate cycle.

Analysts say the Gurugram success underscores a structural shift toward branded developers with proven execution, as premium urban housing demand remains healthy across India’s top markets. With Rs 10,199.57 crore of bookings already logged in the first half, Oberoi Realty has effectively front-loaded a full year of sales in six months — setting up strong revenue visibility for subsequent quarters as project milestones are met.

For investors, the distinction between bookings and reported revenue matters. Pre-sales booking value represents future revenue streams that get recognised as project milestones are met, which is why reported profit can stay flat even in a record bookings quarter. Higher pre-sales strengthen revenue visibility across subsequent quarters, giving the company a clearer earnings pipeline.

The first-half tally also demonstrates that the developer’s brand travels beyond its home market. Cracking the National Capital Region — one of India’s most competitive luxury housing markets — is a key test for any Mumbai-based builder, and the scale of the Three Sixty North response suggests that test has been passed decisively.
