The Brihanmumbai Municipal Corporation (BMC) has partially demolished portions of a Juhu property linked to Bollywood actor Ajay Devgn over alleged unauthorised construction, prompting a clarification from the actor’s team. Civic personnel were seen knocking down block walls at the property in the JVPD Scheme area of Juhu, according to news agency PTI.

Responding to the reports, the office of Ajay Devgn issued a statement clarifying that the property in question is not the actor’s residence, but a separate property that has been rented out. The statement added that the team has applied to the BMC for the requisite permissions and is duly complying with all applicable BMC rules, regulations and guidelines, as quoted by the Indian Express.

The statement further said that the necessary changes, alterations and modifications, as required by the BMC, have been carried out.

According to PTI, the establishment belonged to Ajay Devgn and his mother, Veena Devgn. The BMC’s notice, however, does not mention their names; their ownership of the property was established separately, the agency reported.

Ajay Devgn Property: What the Actor’s Team Said

The clarification from Ajay Devgn’s team sought to draw a clear line between the actor’s residence and the property at the centre of the civic action. The team maintained that the Juhu premises is a separate, rented-out asset and not the home where the actor lives.

The statement emphasised compliance, noting that permissions have been sought from the civic body and that all changes demanded by the BMC have been carried out. The remarks came after visuals of the demolition were widely circulated in the media.

The development has drawn significant attention given the actor’s stature, but Ajay Devgn’s team has not indicated whether it plans to legally challenge the civic body’s action or submit further documentation to the authorities.

Ajay Devgn Juhu Property: Why the BMC Took Action

According to the civic body, the alleged unauthorised work at the bungalow included internal alterations, the erection of partition walls, window modifications and other construction activity carried out without the required municipal approvals.

The BMC’s K-West ward issued a stop-work notice on September 10, 2026, under Section 354A of the Mumbai Municipal Corporation Act, directing that the construction work be stopped immediately and the necessary documents and permissions be submitted.

The owners submitted a reply on September 15, but the ward rejected it in a speaking order dated October 6, stating that documents proving the legality of the construction had not been submitted, according to Particle News. The civic body then treated the work as unauthorised and directed its immediate removal.

Civic crews dismantled portions of the interior work, including Siporex block partitions, with hand tools on October 12, after the ward treated the construction as unauthorised, Particle News reported.

The episode is the latest in a series of instances where the BMC has moved against alleged unauthorised construction in Mumbai’s upscale neighbourhoods. The civic body has stepped up enforcement action across the city in recent months, with several high-profile properties coming under scrutiny.

Ajay Devgn Juhu Bungalow: The Salon-and-Spa Dispute

The demolition follows a dispute between the Devgns and the Kapol Co-operative Housing Society over plans to convert the 7,802-square-foot Juhu bungalow for commercial use as a salon and spa, according to reports.

The property was reportedly leased to Florian Hurel Salons Pvt Ltd for Rs 10.61 crore over five years, with monthly rent starting at Rs 16 lakh. The society says its no-objection certificate allowed the property to be leased but did not approve commercial use or structural alterations, and it raised concerns over permissions, traffic, parking and safety.

The society approached the BMC on September 8 seeking verification of the approvals. While the Devgn camp maintained that the necessary permissions had been obtained, the deputy registrar told Mumbai Mirror his office had no record of an application concerning the plot, according to the report.

As the matter stands, Ajay Devgn’s team says it is complying with the BMC’s requirements, leaving the final resolution pending formal approvals and departmental hearings. More details are awaited on whether the proposed commercial project at the bungalow will proceed.

For the actor, the controversy comes at a busy time professionally. Ajay Devgn’s Drishyam: The Conclusion continues to perform strongly at the box office in its third week, collecting on its 15th day in the same range as new releases did on their opening day, according to trade reports.
